AI offering memorandum extraction that builds the deal for you

Forward a broker email or drop in an offering memorandum or information memorandum. DealQube reads it, fills in the deal record, files the documents and puts the deal on your pipeline, so your analysts spend their time judging deals instead of typing them.

Automated deal intake

Three ways to get a deal into DealQube, none of them retyping

Your team already knows which deals are worth tracking. DealQube just needs to see the email or the file. Use whichever route fits the moment.

Forward the broker email

Every firm gets its own private intake address. Forward a broker's or agent's email to it, with or without the memorandum attached, and the deal appears in the first stage of your pipeline. The original email and its attachments are kept on the deal.

Upload the memorandum

Already saved the file? Choose New deal, drop in the PDF and DealQube reads it there and then. Add the rent roll, tenancy schedule or operating statement at the same time and DealQube uses them too.

Pick it from Outlook

Open the broker email in Outlook, click the DealQube button and choose Create deal. DealQube does the rest without a forward or a download.

Memorandum data extraction

What DealQube pulls out of a memorandum and a broker email

Offering and information memorandums are written to sell, not to be parsed. Key facts are spread across a cover page, an executive summary, a tenancy or unit schedule, an income summary and a location section full of maps. DealQube reads the whole document and the email that came with it, and fills in the fields your team actually screens on for that property type.

It takes what it can reasonably find. Prices are recorded in the currency quoted and areas in the unit quoted. When a value is missing, DealQube leaves it blank and flags it instead of guessing, and when a value is uncertain it is marked for a person to check.

Rent roll and operating statement extraction

Off-market deals with no memorandum? DealQube reads the reports

The best deals often come direct from an owner, with no glossy memorandum. What you get instead is a set of operating reports. DealQube builds the deal from those too:

  • Rent rolls and tenancy schedules
  • Trailing 12-month operating statements (T12) and profit and loss statements
  • Unit mix and occupancy reports
  • Management summaries and property fact sheets

These usually arrive as PDF or Excel files. Now and then a report is a scanned image of a printout; DealQube runs text recognition on it first, then extracts the figures the same way.

Accuracy you can check

AI does the reading. Your team keeps the final say.

An extracted number is only useful if your team trusts it. DealQube is built so checking takes seconds and nothing uncertain slips into the pipeline unnoticed.

Every value beside its source

Open any extracted field and see the passage of the email or the page of the memorandum it came from, so a quick look confirms it.

Uncertain values flagged

Values DealQube is less sure of are marked Check. Missing values are left blank and listed, never filled with a guess.

Corrections are logged

When someone corrects a value, the change is saved to the deal's history with who made it and when.

Thin emails still count

Some broker emails carry little more than a property name. DealQube still creates the deal so it is not lost, and fills in the rest as documents arrive.

Create first, complete later

If the address cannot be pinned down yet, the deal is created and marked incomplete until it is, instead of blocking your team.

Market data waiting for you

As soon as the address is geocoded, DealQube pulls data from your connected providers for the location. See market data

AI deal intake questions

What is offering memorandum extraction?

Offering memorandum extraction is the automatic reading of the marketing package a broker sends for a property for sale, and the transfer of its key facts, such as address, size, income, asking price and bid dates, into a structured deal record. It replaces the manual step of an analyst copying those facts into a tracker.

Is an information memorandum the same as an offering memorandum?

They serve the same purpose. "Offering memorandum" is the usual term in the United States; "information memorandum" is common in the United Kingdom, Australia and many other markets. DealQube reads both. See local deal terms.

Which file types can DealQube read?

Broker email bodies, PDF memorandums, teasers and flyers, and operating reports in PDF or Excel, including rent rolls, tenancy schedules, operating statements, unit mix reports and management summaries. Scanned PDFs are run through text recognition first.

What happens when the AI gets a value wrong?

Each value is shown beside its source and uncertain values are flagged for review, so mistakes are easy to spot. Correct the value on the deal and the change is saved to the deal history.

Do we need a special email address for intake?

DealQube gives your firm its own private intake address. You can also keep forwarding from your existing acquisitions inbox, or skip forwarding entirely by creating deals from the Outlook add-in or by uploading files.
