Acquisition software for every property type

Apartments, logistics, offices, shopping centers, hotels, self-storage, land: every property type is screened on its own numbers. DealQube captures the metrics each one is judged on, so a mixed pipeline still compares like with like.

One pipeline, many property types

What DealQube captures for each property type

Every deal record shares the same core: address, price, dates, broker, documents and history. On top of that, each property type adds the fields your team actually screens on, extracted from the memorandum where they appear.

Multifamily and apartments

Number of units, unit mix by bedroom count, average rent per unit, physical and economic occupancy, and rent roll detail. Compare a 240-unit garden community with a 90-unit urban block on the same basis.

Industrial and logistics

Lettable area in square feet or square meters, clear height, dock doors, site cover, tenant covenant and weighted average unexpired lease term (WAULT).

Office

Net lettable area, floor count, tenancy schedule, WAULT, vacancy, and building grade. Lease expiries can be added to the critical dates calendar.

Retail

Gross leasable area, anchor and specialty tenants, occupancy, and lease expiries, for anything from a neighborhood center to a high-street parade.

Hotels and hospitality

Keys, brand or flag, average daily rate (ADR), occupancy and revenue per available room (RevPAR), with management agreement dates on the calendar.

Self-storage

Net rentable square feet (NRSF), climate-controlled unit mix, street rates against nearby competitors, and occupancy. More on self-storage

Senior, student and build-to-rent housing

Beds or units, care levels or academic-year occupancy, and the operator agreement terms that drive value in operational housing.

Land and development

Site area in acres or hectares, zoning or planning status, permitted use and density, with planning and option deadlines tracked as critical dates.

Mixed-use and portfolios

Professional and Business

Several uses or several properties in one deal record, each with its own metrics, so a residential-over-retail scheme or a six-property portfolio stays together.

The same discipline for every asset

Different metrics, one way of running deals

Whatever the property type, the acquisition process follows the same arc: a deal arrives, the team screens it, an analyst underwrites it, an offer is approved and sent, a contract is signed, due diligence runs to a deadline, and the deal closes. DealQube runs that process the same way for every asset, so a team buying several property types does not need several systems.

The pipeline shows each deal's headline size measure, units for apartments, keys for hotels, square feet or square meters for commercial, NRSF for self-storage, so a quick scan still makes sense across a mixed book.

A closer look: self-storage

Self-storage acquisitions

DealQube was first developed alongside a self-storage acquisitions team, so storage has the deepest built-in support today. Storage deals are evaluated on net rentable square feet, the split between climate-controlled and non-climate-controlled units, and street rates against competitors inside a one, three or five-mile ring, or kilometer rings where you prefer.

DealQube connects to self-storage data providers such as StorTrack and TractIQ, so when a storage deal is created the competitive set and current street rates are already on it. You can see at a glance whether competitors price below the subject property, and by how much, before anyone opens an underwriting model.

Portfolio acquisitions

Name and track portfolio deals the way your team talks about them

Many deals are offered as portfolios: two warehouses in one city, a five-property apartment package across a state, a hotel collection across several countries. They need one deal record, one set of critical dates and one pipeline row, while each property keeps its own address, size, metrics and market data.

DealQube names deals in your format automatically. Single properties take the city and region, then the property name. Portfolios take the cities or regions, the number of properties and the portfolio name. Cross-border portfolios list the countries. Portfolio deals and custom naming formats are on the Professional and Business plans.

Property type questions

Can one DealQube pipeline hold several property types?

Yes. Deals of every property type sit in the same pipeline, each showing its own size measure and key metrics. You can filter or group the pipeline by property type at any time.

Can we add fields specific to our strategy?

Yes. On Professional and Business, admins add fields in settings, whether that is a sustainability rating, a planning reference or a franchise agreement date, and mark the ones that are required.

Is market data available for every property type?

DealQube connects to the market data providers you subscribe to. Self-storage connectors for StorTrack and TractIQ are built in today, and Apoorva builds connectors for the providers other teams use. Read about market data.

Can DealQube bring in our past deals?

Yes. On Professional and Business you can import your existing deal tracker from a spreadsheet, so your past deals are searchable from day one. With guided onboarding, we also map exports from the system you use today, with any files your team saved.
